Park along Clover Ave

If you head down the road exiting from the main entrance of L&Y building, towards the left side in the direction of Bishan MRT station is a park just 2 minutes walk from the building.

Located right in the middle of housing estates, which includes mainly terrace houses and semi detached houses; the Clover Ave Park is quite the place to relax. Beneath a canopy of trees, Clover Ave Park enjoys a surprising relief of shade even in the middle of the day.

This park includes a small fitness area with a few fitness stations and a playground frequented by young kids of the neighborhood. Over here, it is hidden from the hustle and bustle of peak hour traffic and offers a sense of peace and serenity.

During the evenings, individuals working out at the fitness stations, old couples with grandchildren and domestic helpers tending little toddlers sparsely occupy the park.

Therefore, it is an ideal spot if you are seeking to indulge in a book or even to catch a whiff of fresh air from being cooped up in the office the entire day.

Sarpino’s Pizzeria at this corner of Jalan Pemimpin has a very cozy setting, not too lavish in the interior, classic dining furnishes. It is just the right dining place for family, corporate or simple casual meals. The service is excellent, and the proprietors are friendly. Prices are slightly higher than the other pizzeria, but lower than most Italian restaurant. It is somewhere in the middle between a fast food joint and a full blown restaurant.

For the benefit of those who have not tried Sarpino’s pizzas, you should first know that they are way under rated. Yes, if you are looking for fresh pizzas and pasta, at affordable prices that do not compromise on the ingredients, Sarpino’s pizza is what you are looking for. Jai Thai Restaurant at Jalan Pemimpin

Jai Thai Restaurant

Do not belittle this small restaurant that is located in Jalan Pemimpin, for it serves very authentic Thai dishes. The restaurant was given much media publicity in Bangkok, until the owner, Mr Swang retired in 1997 and so did the restaurant. Ms Suchana, his daughter decided to continue his legacy and Jai Thai restaurant is now renowned as the “Most Value for Money Thai Restaurant in Singapore”. I have personally tried the chicken basil with rice, and it did not disappoint at all. The spices they used in this dish tingles your taste buds and gives just the right amount of spicy-ness that does not leave you constantly reaching for that cup of water. The basil leaves gives the chicken a tinge of minty taste that has proved to be very appetizing.

The few other more popular dishes would include Phad thai and the beef noodles broth that I am sure would not fall short of a “thumbs up”.

Jalan Pemimpin is a very short road, probably less than a mile long. Along this short stretch of road, you will find industrial building on one side, and rows of residential houses on the other. It is kind of unique in its arrangement. The boom that this road has seen in the seventies has gone. Now, the area slumbers with little activities. It is no longer an industrial area per se.

Most of so called industrial buildings along Jalan Pemimpin are no more “industrial”. There is hardly any industrial activities or productin in sight. Almost all buildings are more than 15 year old, with some exceptions such as the APS building and L&Y Building. Most of these buildings are now used warehouses, and small offices, ie. warehouse cum offices.

During the stiff increases in office rental in the CBD area, the Jalan Pemimpin area has been some tenants moved from the downtown area. The rental here hover at just over $2 per square feet. Due to the fact that it now see very little industrial activities, it can be kind of quaint little area. A little know fact about Jalan Pemimpin area is the conveniences it offers. Some building like the L&Y Building and Foo Wah Building are only 12 minutes walk from Junction 8, where Bishan MRT station is located. Across the road and less than one minute’s walk from Foo Wah Building and L&Y Building is a row of six to seven eating places. There are two traditional kopi-tiams, one noodle house, one Thai Restauratn, and even a Pizzeria serving good cup of coffee. For a few more minutes walk, you can reach Junction 8. Of course, you can eat to your heart’s content here.

Walking to Bishan MRT is a bliss. From Jalan Pemimpin, one passes through quite, shady roads, and even a nice little park on the way to Junction 8. Lunch time at a nearly park, under shady trees can provide nice break away from the office to clear one’s mind and a nice solace from the hassle and bussle at the office.

Our company has a unit of warehouse cum office centrally located at Jalan Pemimpin for rent. We have been using Real Estate agents to market it for some time now. There were some viewings by some prospective tenants but it is still not rented out. Either the prospects asked for too low a rental, in wrong businesses (such as church group). I am attending a blog workshop now and so I thought I would write a blog about this property so see if we can rent out the warehouse cum office through a blog.

The unit is at 59 Jalan Pemimpin, at L&Y Building. It is on the second floor on the Building. A prominet company that is at the same location is Pan-West Pte Ltd. For golfers in Singapore, a good reference point would be Pan-West outlet which sells golf clubs and golf equipmet.

The rental unit is just over 2000 square feet corner unit, with 15ft high ceiling. It has a good view with wall to wall windows. Bright and spacious. In fact it looks more like office than warehouse. Few other plus points include ample basement parking lots, 12 minutes walk away from Bishan MRT station, and newly painted facade. The tenant mix is also very good, 90% of the units are owner occcupied. Marrymount Station on the upcoming Circle line which will be coming up next year is only 5 minutes walk away.
